Yorkshire Dales barn conversion cost

Costs verified against BCIS Online (May 2026 release) and ONS Construction Output Price Index, April 2026. Class Q rules current to the 21 May 2025 GPDO amendment.

Yorkshire Dales field barn conversion lands at the BCIS national stone band (regional multiplier ~1.00). National Park policy and a heavy listed-building stock push most projects into full planning with listed-building consent.

National Park policy

The Yorkshire Dales National Park Authority retains a restrictive stance on isolated rural conversion outside settlement boundaries. Many Dales field barns are also Grade II listed, putting them outside Class Q in any case.

Class Q in the Dales

Class Q is unavailable in the National Park area for those parts designated as Article 2(3) land. Outside National Park boundaries (e.g. Nidderdale AONB fringes are also closed), Class Q is materially used.
