What the site does not cover
- Commercial-to-residential conversions (different planning regime, different VAT treatment).
- Equestrian and livery buildings (not agricultural for Class Q).
- Touring caravan-to-dwelling cases (Caravan Act, not GPDO).
- Outdoor agricultural infrastructure (silos, slurry stores, etc.).
Editorial standards
- Statutory and tax figures bracket their primary source (ONS, gov.uk, HMRC). The £/m² build-cost bands are the site's own indicative scoping model, labelled as such, not lifted from a paywalled dataset.
- No inferred rates for quote-only specialists. We do not invent a price for a firm that does not publish one.
- Calculator multipliers documented in code, with the model methodology set out on the surveyor's note.
- The site is updated annually at minimum; major rule changes (e.g. the 21 May 2024 GPDO amendment) trigger an immediate refresh.
