Barn conversion FAQ

Can I live in the barn while I convert it?
Only with separate planning permission for a temporary dwelling, typically a touring caravan under the Caravan Sites and Control of Development Act 1960. Most LPAs permit up to 28 days under PD; a longer stay during build needs a temporary residential consent. Living in a partly-converted barn without that consent invalidates self-build mortgage releases and risks enforcement.
Do I pay Stamp Duty on a barn I buy intending to convert?
Yes, at non-residential rates (the building is not a dwelling at point of purchase). The SDLT relief for "mixed use" or "multiple dwellings" does not apply because the barn is not a dwelling. The SDLT bill is materially lower than at residential rates for the same headline price.
Do I need a structural engineer's report for Class Q?
It is strongly recommended and often expected by the LPA. Class Q applications fail without convincing structural evidence that the building can convert without effectively rebuilding it.
Can I do the work myself and still claim VAT431C?
Yes. VAT431C is the DIY housebuilders scheme. You can manage the project, do labour personally, and reclaim the materials VAT, provided the dwelling is for your own occupation.
Is my barn caught by mandatory BNG?
Only on a full planning application. Class Q prior approval is not currently caught by the 10% BNG requirement. Future legislative changes are flagged but not yet enacted.
Can I run an Airbnb in a Class Q-converted barn?
The Class Q approval is for use as a dwelling (Use Class C3). Short-let use is permitted within C3 within reason; very high-frequency short-letting may be argued by an LPA to be a different use (Sui Generis), and some LPAs have introduced Article 4 directions removing PD rights for short-let. Check the LPA before committing.
What deadline for the VAT431C claim?
Six months from the date the local authority issues the completion certificate. The claim portal is digital since 5 December 2023.
Can I bypass the 150 m² Class Q cap by mezzanine?
No. The cap is on GIA (gross internal area), which includes mezzanines. A double-height void does not count.
Do I need ten-year warranty cover?
Required by every self-build mortgage lender. Common providers: Premier Guarantee, LABC, BuildZone. £3,000-£6,500 for a typical barn conversion.
What if Class Q is refused?
Resubmit (no statutory delay) with the refusal grounds addressed, or appeal to the Planning Inspectorate (typically a 16-26 week process). Many borderline cases approve at appeal.
Is the £7,500 BUS grant available for a barn conversion?
Yes, once the dwelling has a postcode and EPC at completion. The MCS-certified installer applies on your behalf.
Do I pay CIL on a Class Q conversion?
Community Infrastructure Levy is charged by some LPAs on net new floor space. Many CIL schedules zero-rate Class Q conversions; some do not. Check the LPA charging schedule before committing.
Can I extend a barn under Class Q?
Class Q permits limited curtilage works (up to 1.0 times the existing footprint) but does not authorise extensions to the building envelope itself.
Do I need fire-rated separation if I split into multiple Class Q dwellings?
Yes, Building Regulations Approved Document B applies regardless of planning route. Plan for fire-rated party walls and escape routes in the layout.
How long does Welsh slate take to source?
Currently 8-14 weeks for first-quality Penrhyn or Cwt-y-Bugail. Order at design freeze, not at re-roof date.
Can I use my Class Q approval on a different barn on the same farm?
No, the approval is site-specific. A different barn requires its own prior-approval application.
What if my barn has bats?
A bat survey is required if there is any indication of roost. Active surveys only between May and September. A roost triggers a Natural England licence (mitigation, monitoring), adding 3-6 months and £4,000-£12,000.
Can I do Class Q on a livery barn or stable?
Only if it has been in agricultural use (not equestrian) on 24 July 2023. Equestrian buildings are not agricultural for Class Q purposes.
